A real estate development firm approached me with a unique challenge: they needed three high-end brochures designed to convince premium investors to invest in plots located in the emerging areas of Goa – Mopa, Assagao, and Calangute. These plots were marketed as perfect opportunities to build luxury farmhouses or staycation properties, either for residential or commercial use. The target audience included NRIs, high-net-worth individuals (HNWIs), and real estate market leaders.
With a tight three-day deadline and only a single briefing call to align with the client’s expectations, the goal was to create visually captivating brochures that not only showcased the benefits of these locations but also captured the charm and promise of investing in these areas.
Problem
The client faced a critical challenge: they had an upcoming investor meeting where they needed to make a powerful first impression. They required marketing materials that would:

Research was laser-focused and efficient. I quickly immersed myself in Goa’s luxury real estate trends, identifying the unique appeal of Mopa, Assagao, and Calangute. Understanding the mindset of high-end investors was crucial, so I conducted a rapid Q&A session with the client to extract essential insights about each location, the target audience, and their vision for the developments. This streamlined approach ensured the brochures were aligned with market expectations and the client’s goals from the outset.
